What is e-Recording?
E-recording is electronic submission of real-property and related instruments to a county recorder for official public recording. It is not court e-filing. When you need documents filed at Superior Court, use our court filing service instead.
NDS handles intake, quality checks, electronic submission through certified recording channels, and return of the stamped digital copy — so you skip the recorder counter and mail delays.
How It Works
- Request — Tell us the county, document types, recording sequence, and speed (Standard / Priority / Rush).
- Send originals — Mail or drop wet-ink originals (local pickup by arrangement). Working PDF copies help us pre-check.
- We QC — Margins, notary legibility, names under signatures, cover sheet, fees, and package sequence.
- We submit — Electronic delivery to the county recorder during business hours.
- You receive — Recorded stamped PDF (or rejection reasons + fix list). Originals returned per your instructions.

Identity, death of trustee, surviving joint tenant, and similar recorder documents.
Preliminary Change of Ownership Reports (PCOR) and transfer-tax affidavits are supporting attachments when required — not separate recorded instruments. Not sure if your document qualifies? Send it over and we will confirm before you ship originals.
Coverage
We e-record through certified electronic channels nationwide where our network is live. Strong desk focus for Northern California (Sacramento, Placer, El Dorado, Yolo, Nevada, San Joaquin) with expanding multi-state county lists.
Not every county accepts every document type. We will confirm before you mail originals. If electronic submission is not available, we can quote a paper recorder run.

Pricing
One NDS service fee per instrument. County recorder fees and transfer taxes are separate and billed at cost.

- Service fee is all-in for NDS handling and electronic submission of that instrument.
- County fees and taxes are extra and vary by county and document.
- Recording date is set by the county when they process the document — not the day you drop originals.
- Rush and Priority are our submit SLA. Counties still control acceptance timing.
- Individuals: payment due before submit. Law firms: card-on-file or approved terms.

FAQ
E-recording vs court e-filing?
E-recording goes to the county recorder (title and land records). Court e-filing goes to Superior Court. Different offices, different products — we offer both.
Do you need the wet-ink original?
Yes for California e-recording jobs. Mail, drop, or schedule local pickup. We scan and submit from the original package.
How long until it is recorded?
Many counties process the same day during business hours; others take longer. We push for your SLA on submission; the county sets the official recording timestamp.
What if the county rejects it?
We send the rejection reason and what to fix. If we missed something our QC should have caught, first resubmit is free. Client-content or discretionary rejects: $25 resubmit service after the first free pass when applicable.

Participating California e-recording counties through our network. Confirm your county and document type with us before shipping originals.
Can this bundle with serve or court filing?
Yes. Many judgment and lis pendens matters need record + serve, or record + court file. Ask for a combined quote.
